Landlords Electrical Safety Certificates – By law, all landlords must ensure that the electrical wiring and electrical appliances supplied as part of the let are safe to use. The latest regulations came into force on 1st June 2020 and state that landlords must have the electrics inspected and tested by a qualified and competent person at least every 5 years.
Its is now also a requirement to provide the tenants with a copy of the certificate. The regulations have come into force to ensure that all landlords have safe electrical installations in their rental properties, and the installations must now conform to the current 18th Edition of the ‘Wiring Regulations’ BS 7671. Any remedial works required by the Landlords Electrical Safety Certificates must be completed within 28 days of the report being carried out.
